Why probate attorneys send estate property to us
Twenty-seven years in Metro Atlanta, and most of our seller reviews are from heirs and executors who had to sell a parent’s or sibling’s house — often from another state. Nil Patel Real Estate is both a licensed brokerage (Keller Williams Atlanta Partners) and an investment company that buys houses for cash, which means the estate gets a real comparison instead of a single option.
Two offers, in writing
A firm cash offer (no commission, no repairs, close on your date) and a listing plan with a price range and timeline. The executor keeps the one that nets the estate more. Both are documented for the file and the heirs.
We work on the court’s clock
Letters Testamentary or of Administration, year’s support, a Petition to Sell if the will doesn’t grant the power — we’ve closed estate sales under all of them and coordinate directly with your office and the closing attorney.
Nobody has to fly in
Cleanouts, estate-sale companies, utilities, lawn, locks, winterizing, weekly check-ins on a vacant house, photos and showings — we handle the property so the family can handle the estate.
Any condition, any title situation
Hoarder houses, deferred maintenance, code violations, tenants in place, reverse-mortgage payoffs, multiple heirs who don’t agree, liens and judgments. Say it up front and we’ll tell you what we can do with it.
How it works for your client
- Intro call (15 minutes). You or your paralegal sends us the executor’s contact, the property address and where the estate is in the process. We call the executor the same day.
- Walkthrough. We meet the executor (or a family member, or a lockbox) at the house. One visit, about 45 minutes, photos included.
- Two written offers within 48 hours. A cash offer with a close date, and a listing plan with a recommended price, prep list and expected timeline. We also send a plain-English net sheet for each so the heirs can compare.
- The estate chooses. Cash: we close with your preferred closing attorney as soon as the Letters allow — typically 10–21 days. Listing: we prep, market and run a highest-and-best-by-date process, with weekly written updates to the executor and copies to your office if you want them.
- After closing. Final settlement statement to your office for the accounting, and a follow-up call to the executor to make sure nothing is left hanging.
What we send your office
- A written valuation letter (both offers, comparable sales, condition notes) the executor can show heirs or attach to a petition.
- Seller net sheets for the cash option and the listing option.
- Proof of funds on request for cash purchases.
- Settlement statements after closing for the estate accounting.
- Status updates at whatever cadence your office prefers.
A note on referral fees
We don’t pay referral fees to attorneys and we don’t ask for them. Georgia’s rules on fee-sharing are clear, and your client is better served by a clean relationship: you handle the estate, we handle the house, and the executor sees exactly what each option nets. If you want to be copied on offers and updates, we’ll do that at no cost.
