The Double Offer™ walkthrough: three paths, with the numbers side by side
Cash-buyer companies only buy. Agents only list. Because we do both, our advice isn’t tied to one outcome — and the cash offer is a floor you can always fall back on.
Cash offers, as-is
Up to 5 offers from our own fund and vetted buyer network. No repairs, no showings, no cleaning. Close in as few as 7 days or on your date.
- Best for: speed, certainty, inherited or distressed homes
- Timeline: 7–21 days
List for the highest price
Full Keller Williams listing with a strategy matched to your timeline — including “highest and best by a set date” when the market is competitive. Your cash offer stays on standby.
- Best for: time to spare, maximum net
- Timeline: 30–60 days
Fix-and-list or lot value
We fund the updates and list it after — or, in tear-down neighborhoods, price your lot for builders. Often the biggest net for dated homes in strong areas.
- Best for: dated homes in Decatur, Brookhaven, Tucker, Chamblee
- Timeline: 60–90 days

Why a cash buyer who can also list beats a cash buyer who can’t
A company that only buys houses makes money when you accept a low number. We make money either way — so we’ll tell you honestly when listing nets you more, and when it doesn’t. The walkthrough analysis is yours to keep whichever path you choose.
- Licensed Georgia agents with Keller Williams — not unlicensed wholesalers
- We buy with our own funds and partner builders — no “assigning” your contract to a stranger
- Already have an offer? We’ll tell you if it’s fair — free
Whatever your situation, there’s a path
Sellers who compared both paths

“Nil, Rudi and the entire team were responsive and professional from beginning to the end of closing. I had previously sold 2 homes, but this was the best home selling experience I’ve had.”
“Nil was able to get exactly what we were asking for with our home, and his staff was incredibly knowledgeable. Anytime they didn’t immediately have an answer, they always got back to me very quickly.”
“Nil & his team were absolutely outstanding helping us through a very tough situation with my wife’s uncle passing away. We live in another state and Nil was all over every detail.”

Who is behind Nil Patel Real Estate
Nil Patel Real Estate is run by a working investor who is also a licensed agent with Keller Williams. For 27 years the business has bought, repaired, rebuilt and resold houses around Metro Atlanta, so when we look at your property we are not guessing at what it could become. We already know what a finished house sells for on your street, what a roof or a foundation fix really costs, and how long a project takes from permit to closing.
That mix matters because it lets us be honest with you. A company that only buys houses has every reason to tell you the cash number is your best option. A brokerage that only lists has every reason to tell you to list. We do both, so we show you both and let the numbers decide.
What we look at during the walkthrough
The walkthrough is a short, in-person visit. We take photos, check the roof, the HVAC, the plumbing and electrical, the foundation or crawlspace, and the kitchens and baths. We also look at the lot itself, because in many Metro Atlanta neighborhoods an older house sits on land that a builder values more than the structure. Nothing in the visit is a sales pitch. It is information gathering so that the offer you receive is a real, firm number rather than a range.
Before we ever get to the house, there are two earlier steps. The first call is simple: we ask whether you are really selling and what your timeframe is. Then comes a phone or Zoom consultation with Nil or one of our acquisitions managers, where we learn the condition of the home and the situation behind the sale. We may share a price range at that stage, but we never give a blind, final offer before seeing the property.
Paths we build for different sellers
Some owners want the fastest, simplest exit. For them the cash offer is a clean one: no commission, no repair requests, no showings, and a closing date they choose. Other owners have time and would rather aim for the highest price. For them we build a listing plan, including strategies such as highest-and-best-by-a-date to create competition among buyers.
A third group owns a house that needs real work, or one where the land is the main value. In those cases we can price a repair-and-list path or a lot-value offer, and we can fund some projects ourselves so you do not have to front money for contractors.
Help beyond the offer
Selling a house is rarely only about the house. If you do not have an attorney, our referral network can connect you with a closing attorney who is paid at closing. If the property needs cleanup or repairs before it can be listed, contractors in our vendor network can do the work and also be paid at closing. Probate sellers, landlords with problem tenants, and families in the middle of a divorce all run into the same logistics problems, and we have handled each many times.
Where we work in Metro Atlanta
We buy and sell across Atlanta and the surrounding counties, including Decatur, Brookhaven, Stone Mountain, Tucker, Lawrenceville, Snellville, Duluth, Norcross and Lilburn on the north and east side, and Hampton, Locust Grove, Ellenwood, Stockbridge, McDonough and Griffin to the south. Each of those cities has its own page with local detail, which you can reach from the Areas We Serve links on this page.
If your property is just outside those areas, call anyway. We look at deals across the metro, and we would rather tell you straight whether we can help than leave you waiting.
What to have ready when you reach out
You do not need to clean the house, fix anything or gather paperwork before you call. It helps to know roughly when you would like to close, whether anyone is living in the home, whether there is a mortgage or back taxes, and whether the title is in one name or shared with heirs. If you do not know some of those answers, that is fine. We will help you find them during the consultation.
Questions Atlanta homeowners ask us first
Do I have to fix anything before you make an offer? No. We buy houses as they sit, including deferred maintenance, old systems, outdated kitchens, and rooms full of belongings. Our walkthrough is how we price those things in, so you are not asked to spend money or time on repairs first.
Will I really pay no commission? On a cash offer from us there is no commission and no transaction fee, because we are buying the house ourselves rather than acting as your agent. If you choose the listing path instead, the terms are different, and we explain them in writing before you decide anything.
What if I still owe money on the house? That is very common. A mortgage, a second loan or unpaid property taxes are paid from the proceeds at closing, and the closing attorney handles the payoff figures. We look at the numbers with you early so there are no surprises.
What if the owner has passed away? Probate and inherited houses are a large part of what we do. The right steps depend on whether there is a will, who the executor or administrator is, and what the court requires, so we recommend speaking with a probate attorney, and we can introduce you to ones we work with.
Can you close quickly? Often yes, if the title is clean and the paperwork is in order. If you need more time, for example to find a new home or finish a school year, we can set the closing date around your schedule instead of ours.
Why the second offer matters
Most homeowners only ever see one number, from one buyer, and have no way to know whether it is fair. Our approach gives you a cash price and a listing plan from the same visit, so the comparison is built in. If the cash offer is lower than what the open market is likely to pay, you will see that difference and can decide whether the speed and certainty are worth it to you. If the cash offer wins, you will know it was a fair one.
Sellers who choose to list with us still benefit from the investor side of the business. We know which buyers pay for lots, which pay for renovation projects, and which need a move-in-ready home, so we can position your property for the buyer most likely to value it.
Situations we handle often
Inherited houses where the heirs live in different states and no one wants to manage the property. Rentals with tired tenants, deferred repairs, or numbers that no longer work. Houses facing foreclosure where time is short and options need to be laid out clearly. Divorces where both people need the property sold cleanly. Relocations on a tight schedule. Older homes whose repair list is longer than the owner can afford. Each of these has its own page on this site with the steps that fit that situation.
Whichever one sounds like yours, the first step is the same: a short, no-pressure conversation. Tell us what is going on, and we will tell you plainly what we can do, what we cannot, and what we would do in your position.
A note on how we communicate
We keep the process plain. You will always know who you are speaking with, what the next step is, and what it will cost you, which for a cash sale is nothing. We put offers in writing, we explain how any figure was reached, and we never pressure you to decide on the spot. Many of our sellers take a few days, talk it over with family or an attorney, and come back with questions. That is exactly how it should work.
Plenty of homeowners also want to know what happens after they say yes. A closing attorney is chosen, title is searched, a closing date is set, and you sign. Keys and funds change hands on that date, and you leave the house in whatever condition it is in, including furniture or items you decide not to take with you, which we can discuss during the walkthrough.
If you are not ready to sell yet but want to understand your options, reach out anyway. A conversation costs nothing, and having real numbers in front of you makes every later decision easier, whether that means selling to us, listing with us, or keeping the house.
Is this one of those lowball “we buy houses” companies?
No. We’re licensed agents with Keller Williams as well as investors. You’ll see the cash number next to a listing projection, and we’ll tell you which nets more.
What does it cost?
The walkthrough and both offers are free. If you take a cash offer there are no commissions and we cover closing costs. If you list, standard Keller Williams listing terms apply — everything is in writing before you decide.
What kinds of homes do you buy?
Single-family homes, townhomes, duplexes and lots across Gwinnett, DeKalb, Henry, Fulton, Cobb, Clayton and Rockdale counties — any condition, including tenant-occupied and probate.
How fast can you close?
As fast as 7 days on a cash sale, or on the date you choose. Need time to move? We can arrange for you to stay in the home after closing.
What if I’m already working with an agent?
We’ll still make a cash offer through your agent. If you’re under a listing agreement, we respect it.
See both numbers before you decide anything.
