Interested in one of our properties? Investors, agents and buyers can submit an offer here. Every offer goes straight to Nil Patel for review.

What to include

• Property address for the home you’re offering on.
• Offer price.
• Earnest money amount.
• Proof of funds or a pre-approval letter. Cash buyers, attach a recent proof of funds. Financed buyers, attach a lender pre-approval.
• Closing timeline you’re proposing.
• Your contact info (name, phone and email), and your brokerage if you’re an agent representing a buyer.

Complete offers with proof of funds get reviewed first, so please include everything you can.

What happens next

1. Nil reviews your offer along with any others on the property.
2. We reach out to accept, counter or ask questions, or to let you know the property has gone another direction.
3. Once terms are agreed, we sign a contract and a closing attorney handles the closing.
